INTRODUCTION

Deep within the heart of the Bathurst Estate (or Cirencester Park, as it’s known locally one of Gloucestershire’s most historic privately owned estates covering about 16,000 acres of the County and family seat of The Earls & Countesses Bathurst since 1695, there lies a little gem.

Apsley Cottage is a beautiful Cotswold Stone ‘Arts & Crafts’ period building dating back to 1908, named after The 1st Baron Apsley (The 2nd Earl Bathurst) and originally designed by Lilias, Countess Bathurst, the wife of The 7th Earl and it nestles in the heart of the village of Sapperton, an area that remains very much part of the family concern itself.

Completely renovated in 2013 and launched in May, this gorgeous little 3 bedroom house has the feel of a real home from the moment you step through the door into the fabulous interior.

ENTRANCE
Lying under a protective and well-lit porch through to large, open plan living space with lovely views across the garden and countryside. The front door is original and inside there is a floor length, beautifully hand-made interlined tweed curtain to pull across for extra warmth, made locally by Fairford Furnishings and with fabric from Cotswold Woollen Weavers.


KITCHEN
Very well equipped with bright skylight, down lighting, granite work surface, induction hob, electric oven and grill, fridge, dishwasher, electric whisk, electric food processor, microwave, plus wine cooler and iPod dock/clock/radio. The kitchen overlooks the extended hall area that leads to the double doors opening onto the terrace and within this area sits a beautiful oak dresser. Both windows have beautifully hand-made tweed blinds, again made locally and with local tweed.


UTILITY ROOM
Freezer, washing machine/tumble dryer, iron and ironing board, vacuum, mop & bucket. 


CLOAKROOM
Funky tiles, down lighting, air-extractor, WC and washbasin (and spare logs).


DINING AREA
Luxurious down lighting, a large dining table plus six dining chairs, sideboard, display cabinet, roll-top desk (containing local guides and local attraction information leaflets) leading to living area.


LIVING AREA
More subtle down lighting and lamps, a large plump sofa, additional armchairs, wood burning stove, flat-screen TV with Freeview/DVD player. Beautifully hand-made, floor-length interlined tweed curtains, all made as before, locally and with gorgeous locally woven tweed. A choice of reading material and DVD’s are also available.


THE BLUE ROOM
Chandelier lit, with double bed (4ft 6in) and duo-season mattress, all season anti-allergy duvet, (extra blanket if needed), anti-allergy pillows, dressing table, built in wardrobe, plus wall-mounted flat-screen TV with Freeview/DVD, an iPod dock and hair dryer. Beautifully hand-made floor-length, interlined tweed curtains, once more made locally.


THE LAVENDER ROOM
Chandelier lit, with double bed (4ft 6in), and duo-season mattress, all season anti-allergy duvet, (extra blanket if needed), anti-allergy pillows, built-in wardrobe, plus wall-mounted flat-screen TV with Freeview/DVD and IPod dock. Beautifully hand-made tweed window blinds and yes – you’ve guessed it! – they’re made locally and with fabric from Cotswold Woollen Weavers.


THE RED ROOM
Chandelier lit, with single bed, all season anti-allergy duvet, (extra blanket if needed), anti-allergy pillows, built-in wardrobe, plus wall-mounted flat-screen TV with Freeview/DVD, and iPod dock. Beautifully hand-made tweed window blinds, made locally. It is this bedroom that has a pull out divan for a sixth guest.


FAMILY BATHROOM
Luxurious down lighting, with Victorian style roll top bath, handheld shower, wall-mounted towel rail, WC and washbasin with bathroom cabinet and mirror, with overhead light & electric shaving point.


THE GARDEN
The garden surrounds the cottage and the large stone ‘sunken’ terrace, with ample lighting, is accessed via double doors from the kitchen/living area – or the kitchen – or the front door! It comes complete with Cotswold Stone built-in barbecue, a large table with chairs, as well as a wooden garden bench that overlooks the garden and village countryside. It faces almost South and so enjoys unbroken sunshine nearly all day. Magical! The garden is well fenced, or has a solid Cotswold stone wall to the front – this means that, with the gates closed, Apsley Cottage enjoys a complete boundary.

PARKING
There is ample off road parking for up to three cars – or even four!
